The Adriatic in Its Oldest Form

Villa Luka is a centuries-old stone farmhouse, restored and expanded into a five-bedroom private estate on Hvar — the island Condé Nast Traveller has ranked among the world's most beautiful for twenty years. The villa sits on a hillside above the Adriatic, surrounded by olive groves and dry-stone terrace walls, with a private heated pool that looks straight out to sea.

Hvar Town is a 12-minute drive. The harbour is five minutes on foot from the gate. In between: long Dalmatian evenings, rosé from the island's own vineyards, and a kind of quiet that is only possible this far from the mainland.

The Pool

Heated, Private, Above the Sea

The 10-metre heated pool occupies the estate's highest terrace, positioned to face the open Adriatic and the islands of Brač and Šolta on the horizon. Submerged benches along the southern edge. A shaded outdoor kitchen and dining terrace beside it.

The pool deck is in raw Dalmatian limestone — the same stone the villa was built from. In the evening, when the light catches the water, it glows amber and copper.

The Stone

Three Hundred Years of Building, Refined

The original structure is 18th-century. The renovation preserved the stone vaulting, exposed brickwork, and proportions that can only come from centuries of considered use. Modern services — climate control, high-speed internet, professional kitchen — were added invisibly.

Five bedroom suites, each different: one in the original tower, two in the garden wing, and two stone-vaulted lower rooms that stay cool through August without air conditioning.

The Olive Grove

Seven Acres of Working Land

Surrounding the estate are seven acres of working olive grove — some trees older than the villa itself. Guests are welcome to walk them, pick in October, and take oil pressed from the harvest. In summer they provide dense shade for the stone terraces.
